“February Reigns as Prime Month for Home Sales”

February stands out as the prime month to list your property for sale, a recent study by Rightmove reveals. Data analysis shows that 68.9% of homes put on the market in February successfully secure a buyer, making it the most favorable month for sales. Following closely behind are January and March, with a matching success rate of 68.8%. April and May trail in third and fourth place, respectively.

On the contrary, October ranks at the bottom of the list, but still sees 65.4% of listed homes finding buyers. On average, it takes around seven months to finalize a sale from listing to purchase completion.

The study by Rightmove examined millions of properties listed for sale from 2014 to 2024, excluding 2020 due to the pandemic. 2025 data was also omitted to accommodate listings from the latter part of the year that might still be seeking buyers.

January emerges as the quickest month to secure a buyer, typically taking 47 days on average, closely followed by February at 48 days. March is noted for the highest number of newly listed properties and overall sales agreements on average.

Colleen Babcock, Rightmove’s property expert, suggests that February remains the optimal month to sell a property, with strong selling months anticipated as the Spring home-moving season approaches. She advises potential sellers eyeing a 2026 move to consider listing soon to capitalize on increased buyer activity.

Steve Reed, the Housing Secretary, emphasizes the importance of streamlining the buying and selling process to reduce stress and prevent transactions from falling through. John Baybut, Managing Director at Berkeley Shaw Real Estate, notes the UK property market’s robust conditions driven by lowered interest rates and consistent long-term growth in property values.

Mike Sharman, Group Managing Director at Sharman Quinney, highlights the active market during January, February, and March when numerous new properties enter the market. He recommends serious buyers to be well-prepared with mortgages in place and current homes ready for sale to secure preferred choices.
